- Your roof is about to reach, or is past its useful age.
Many home experts say that a typical roof has an average life of 20 to 25 years. The rule of thumb, as most roofers would agree to, is that you start thinking about replacement once your roof reaches two-thirds of its advertised life.

- Shingles are cracked or missing.

- Moss or algae are growing on the shingles.
While some believe that this is more of an aesthetic issue, moss buildup can actually present problems in the long run, such as damaging the granules on the top of the shingles.
